Fact find

Your fact find tells us about you, your income, your outgoings and your plans, so we can recommend what genuinely fits. It takes around 20–30 minutes; have your payslips and bank details handy. It works for one or two applicants, saves as you go on your device, and sends straight to us when you finish.

Two quick steps

1 · Sign our TermsRead our Terms of Business and sign on screen with your finger or mouse. It takes about a minute.
2 · Your fact findOpens straight after you sign. It saves as you go, so you can finish it later.

Then: your cost of moving

Once your fact find is in, fill in our cost of moving form so we can show you the full picture — deposit, fees, stamp duty and everything in between.

Only looking at protection? Use our protection fact find instead.

Protection

Life cover, critical illness cover, income protection and home insurance: the things that keep the keys in your hand if life takes an unexpected turn. Our protection fact find tells us about you, your family and any cover you already have, so we can show you what's worth having and what you can afford. It takes around 15–20 minutes; any policy documents you have will help.

Two quick steps

1 · Sign our TermsIf you've already signed them on this device, we'll skip straight past this.
2 · Your protection fact findTick what you'd like to look at and it only asks about those. It saves as you go.

Documents we need

From every applicant. These are the minimum — we may ask for more once we've looked at your case.

1 · Proof of identity (one of)

  • Current signed passport — photo page and the page above, on one scan
  • Photocard driving licence (full or provisional) — front and back
  • National identity card

2 · Proof of address (one of)

  • Latest bank statement showing your name, address, sort code and account number
  • Council tax bill or benefit letter
  • Current tax code notice (not a P60 or P45)
  • Photocard driving licence — but only if you haven't used it for ID

3 · Proof of income

  • Employed: latest 3 months' payslips and your latest P60
  • Self-employed / Ltd company: SA302s and tax year overviews, and/or accounts — usually for the last 2 years
  • Retired: latest pension statements or annual pension letters

4 · Bank statements

3 full, consecutive months for the account your salary is paid into. If your bills come out of a different account, 3 months of that too.

5 · Credit report

Your full report covering the last 6 years, as a PDF — see the Credit report tile.

6 · Plus…

  • Buying: proof of your deposit (savings statements, Lifetime/Help to Buy ISA, or a gifted deposit letter)
  • Remortgaging: your latest mortgage statement
Format matters: please send PDFs. Screenshots and phone photos are often rejected by lenders. Make sure every edge, signature, photo and reference number is clear.

Upload documents

Please use our secure upload rather than email — it keeps your information safer and everything lands in one place.

  1. Have your documents saved as PDFs.
  2. Add your name, email and phone number.
  3. Drag and drop your files — you can upload several at once.
  4. Press send. We'll be in touch if anything's missing.
Not sure what to send? Check the list first.

Bank statements

What we need

  • The last 3 full months, one after the other
  • Your name, address, sort code and account number showing
  • PDFs downloaded from your bank — not screenshots, and nothing blacked out
  • The account your wages go into, plus your bills account if it's different

Pick your bank for its step-by-step guide

Bank not listed? Log in to online banking, look for Statements or Documents, and choose Download PDF for each month. Stuck? Ring your bank and ask for 3 months of statements sent as PDFs or by post.

Tax forms

Only needed if you're self-employed, a company director, or fill in a tax return. We need two things for each of the last 2 years:

SA302Also called your "tax calculation". It shows what you earned and the tax on it.
Tax year overviewA one-page summary from HMRC showing the tax was paid.

Easiest way: ask your accountant

If an accountant does your tax return, ask them to email you both documents for the last 2 years. That's it.

Doing it yourself

  1. Sign in to HMRCClick the button below and sign in to your HMRC online account (Government Gateway or GOV.UK One Login).
  2. Go to Self AssessmentThen choose More details about your Self Assessment returns and payments.
  3. Get your tax calculation (SA302)Pick the tax year, open the tax calculation and save it as a PDF (or print it).
  4. Get your tax year overviewOpen the tax year overview for the same year and save that as a PDF too.
  5. Do it again for the year beforeSo you've got 4 PDFs in total, then upload them to us.
They only appear 3 days after your tax return is sent. Can't log in? Use HMRC's "problems signing in" link, or ask your accountant. It's fine to send us what you've got and we'll help with the rest.

Gifted deposits

Someone giving you money towards your deposit — usually family. The person giving it needs to send us three things:

1A signed gift letter
2Photo ID and proof of address
33 months' statements for the account the money is in

The gift letter writes itself

Fill in a few boxes and the letter is ready to print. Anything still missing is highlighted, so nothing gets forgotten.

Sign it in pen. Every person giving the gift signs by hand — lenders reject electronic signatures. Statements must show their name, address, sort code and account number, with nothing blacked out.

Credit report

We need a full credit report from every applicant, covering the last 6 years. It's essential if you've had any credit problems or are consolidating debt — it means no surprises when the lender checks.

What we need

  • A report showing Experian, Equifax and TransUnion
  • Saved as a PDF (with any password)
  • Free score apps like ClearScore or Credit Karma don't show enough detail, so we can't use them

We recommend Checkmyfile, which shows all three agencies side by side. It's free for 30 days, then £14.99 a month unless you cancel — so set a reminder.

Checking your own report is a soft search. It won't affect your credit score.

Before you go to Checkmyfile

Checkmyfile will open in a new window. This page stays open, so you can come straight back here afterwards.

Free for 30 daysYou'll be asked for card details to start the free trial.
Then £14.99 a monthUnless you cancel before the 30 days are up.

Once you're in

  1. Sign up and confirm who you areFollow Checkmyfile's steps.
  2. Download your full report as a PDFIt should show Experian, Equifax and TransUnion.
  3. Upload it to usCome back to this page and use the secure upload.
  4. Cancel if you don't want to keep itPut a reminder in your phone for day 29.

Stuck? Just ask.
